An existing building of the district administration office - an eight-story high-rise - required technical, design and building physics modernization. The refurbishment was carried out in two construction phases from 2020 to 2022 - without having to relocate the administrative operations. The project was completed within the specified budget and time frame.

The eight-story existing building of the district administration office no longer represented a contemporary office building in terms of its design, technical and energy standards. A comprehensive refurbishment was considered as a sustainable and resource-saving solution. Gaus Architekten , as a local partner, was active on site not only for the planning and tendering but also for the construction management.
Redevelopment during ongoing administrative operations
Ongoing operations presented a particular challenge for the construction site, as the building continued to be used by the administration during the refurbishment work. Thus, the work on a total of 7,930 square meters of gross floor area was divided into two construction phases: In the first construction phase, the upper five floors were combined, followed by the first floor to the third floor in the second step.
In addition to the design upgrades, the focus is on fire protection measures, improved accessibility and sound insulation to enhance the quality of stay. In this context, the elevator technology was also renewed.
Transformation of a working environment
During the work from 2020 - 2022, the office building underwent a holistic transformation, always with the users in focus. With the participation of the district administrator and his administration, an open office landscape with significantly improved qualities was created within budget and timeframe, offering new opportunities for work and community.
