Development and administration building of the BOCAR Group in Leinfelden-Echterdingen. New building with flexible structures.
The BOCAR Group was able to secure a vacant plot of land in a new development area in the catchment area of Stuttgart Airport. There, the free-standing structure is to be oriented towards all points of the compass.
The result was a concept for a flexible and modern four-story office building. As a special feature, two aspects had to be taken into account: First, the philosophy of the group of companies was to be reflected in the architectural concept. The client also wanted the concept to be based on a project that had already been completed. The scope, cubature and use of the new building were not to differ significantly.
The construction of the building is planned as a skeleton structure in solid construction. This allows flexibility in the configuration of individual office floors. The outer shell is kept transparent with a lot of external reference. A transparent and translucent façade allows plenty of light into the interior while providing compartmentalization. All ancillary rooms are grouped together in the building core. Eye-catchers are provided by spiral staircases that allow vertical connections between individual floors and facilitate communication and exchange. The interior concept is designed for different types of use: The new building should be usable for both owner-occupancy and third-party rental.
A roof terrace was planned for stays during breaks. An elevator and underground parking on two levels were also considered. The installation of a PV system and extensive greening is planned on roof areas. Concrete is left free as a component activation for cooling.
The "room within a room" principle is applied in the interior. Retreat rooms promise peace and discretion and allow undisturbed work. Room boundaries are created by curtains or mobile partition walls. Otherwise, the open floor plans on the individual floors, which can be freely played with, predominate.
