Wagnerstrasse residential district in Donzdorf. Concept for intergenerational coexistence.
In terms of urban development, the quarter refers to the surrounding buildings. Attention was paid to their scale and flexible residential structures were created. Special values are created by the inner courtyard and the link to nature. The integration into the scenic surroundings at the foot of the Swabian Alb was successful.
Project dataThe staggered construction, the combination of different apartment types as well as the use of natural materials and lush greenery define as a whole an address of its own. This creates an identity that allows lived-in neighborhoods and intergenerational living to flourish. The location ensures good connections to local amenities as well as to the city center.
A mix of owner-occupied and rental apartments is planned for the neighborhood, with the aim of promoting neighborly interaction. All residential units have modern, flexible floor plans and take individual needs into account. The location of the apartments and generous loggias, which are accessible without barriers, make it easy to establish relationships between individual units. An underground garage is provided for parking of the (motorized) individual traffic. The interior area can be used as a semi-public area by the residents. Directly adjacent to the residential units are outdoor seating areas that offer privacy.
The realization is planned in hybrid construction with solid concrete ceilings and prefabricated wooden wall modules. The modular construction creates maximum living comfort and allows individual design options. This is advantageous in terms of costs and later adaptations of use, because the concept aims at the flexibility to adapt the floor plans to the respective phase of life.
The building technology is sustainable. In line with the concept of the neighborhood, a central combined heat and power plant with heat recovery is planned. In addition, the building is to be constructed to low-energy standards with the possibility of "Green Building" or DGNB certification.
