Building Structure and Accessibility
The two-story building consists of a ground floor and an upper floor, which are connected by a central staircase and an elevator. An open atrium creates a visual and spatial connection between the levels and ensures a pleasant environment. Entrances are located on the south and west sides.
Usage and Layout
The ground floor houses offices, restrooms, and utility rooms. The upper floor includes additional offices, a conference room, and more restrooms. This clear layout facilitates efficient workflows and flexible use of the space.

Outdoor facilities and parking spaces
A covered car wash area will be built west of the new building. Five parking spaces will be created to the south, while twelve additional parking spaces and six covered bicycle parking spaces will be located to the east. The outdoor facilities are designed for functionality and ensure short walking distances.

Design and Technical Implementation
The building combines masonry and timber construction: The ground floor is constructed as a reinforced concrete structure with insulated exterior walls, while the upper floor features sustainable timber construction with load-bearing solid wood walls and a rear-ventilated aluminum shingle facade.
The building is constructed on a waterproof foundation slab resting on strip footings. Additional measures ensure structural stability in the subsoil. The new building complies with Building Class 3 (special construction) with fire resistance class F30 and meets the seismic protection requirementsss applicabless .
